Everything you need to know about your property protection coverage — what’s covered, what’s not, and how it works.

What is MSG Property Protection?

MSG Property Protection is a tenant protection program offered by participating self-storage facilities. It is not an insurance policy — it is a contractual agreement in which the storage facility operator agrees to retain, rather than waive, legal liability for certain covered losses to your stored property.

Per the terms of your rental agreement, tenants are required to maintain active coverage for all stored property while on the premises. MSG Property Protection fulfills that requirement. If you hold an existing personal property or renters insurance policy that covers your stored belongings, you may present proof of that coverage to your facility manager as an alternative.

Your coverage requirement. All tenants must maintain coverage for stored property. You may satisfy this requirement through MSG Property Protection or by providing proof of your own qualifying personal property insurance policy. If no coverage is in place, the facility operator is not liable for any loss or damage to your stored property from any cause.

Coverage amounts

Coverage is available at multiple levels based on the estimated value of your stored property. Plans range from $2,000 up to $10,000 in coverage. The specific plan options available to you, and the monthly additional rent associated with each, will be listed in your Property Protection Addendum at the time of enrollment.

How the payout works. In the event of a covered loss, the operator will pay the lesser of: (a) the actual reasonable cost to repair the damaged item(s), or (b) the cost to replace lost or damaged items with property of similar quality — never exceeding your selected coverage limit.

What’s covered & what’s not

The operator retains liability for losses that result from its own negligence or other legal obligations. Coverage applies only to property stored in a locked, fully enclosed unit.

Covered losses

  • Fire and smoke damage
  • Theft with evidence of forced entry
  • Water damage from facility operations
  • Vandalism from facility negligence
  • Storm damage within enclosed unit
  • Roof leaks from maintenance failures
  • Rodent / vermin damage up to $500

Not covered

  • Property stored in the open or unlocked
  • Flood or rising surface / underground water
  • Sewer or drain overflow (NFIP excluded)
  • Mysterious loss without break-in evidence
  • Mold, mildew, wet rot, or dry rot
  • Earthquake or volcanic eruption
  • Nuclear / radiological / chemical contamination
  • Terrorism, war, or military action
  • Currency, securities, deeds, or negotiable instruments
  • Jewelry, precious metals, furs, antiques, or art
  • Animals, contraband, or prohibited items

Filing a claim

Report timing
You must notify the facility of any loss or damage at the time of discovery, or when you remove your property from the unit — whichever comes first. Late notice may void your claim.

Theft claims
A police report must be filed with the law enforcement agency having jurisdiction over the facility. A copy must be provided to the operator, and evidence of forced entry is required.

Mysterious loss
Losses from unknown or unexplained causes are not covered. There must be a documented, identifiable event tied to the claim.

Payment & cancellation

How you’re charged
Your protection plan premium is collected as additional monthly rent. It will appear as a line item on your rental account alongside your regular storage rent.

Non-payment
If rent is not received within 10 days of the due date, your protection plan automatically terminates. The operator will not be liable for any loss during a lapsed period. Reinstatement is at the operator’s sole discretion upon payment of all amounts owed.

Tenant cancellation
You may cancel your participation with 10 days written notice to the facility operator.

Operator cancellation
The operator may cancel this plan with 30 days written notice to you, unless terminated earlier due to non-payment.

Rental agreement
All terms of your original rental agreement remain in effect except as specifically modified by your Property Protection Addendum. In the event of any conflict, the addendum controls only for matters directly related to the liability retained under it.
