Tenants that use their homeowner’s declaration as proof of coverage usually come with limitations for “off-premise” coverage, meaning the coverage can either not cover their property “off-premise” or they impose a 10% limitation of the policy’s personal property limit. On top of that, there is an out-of-pocket deductible when the unexpected happens. Remember, their insurance usually reimburses only for the “cash value” at the time of the loss, which is insufficient to replace it. If “off-premises” is listed as a limitation on their declaration page, you must tell them that their policy does not cover their household property in off-site storage.
