FAQ

Frequently Asked Questions

What is property protection?

Personal property coverage covers belongings in storage, like clothing, appliances, furniture, and electronics, if they are damaged, stolen, or destroyed by peril or hazard.

Why do my tenants need property protection?

Your tenants need property protection for the same reason they need homeowners insurance: things can go wrong. Our property protection program protects your tenants’ belongings against floods, fires, and break-ins.

Will my tenant need to notify me about their move-out to cancel their policy?

No. When your tenant moves out, their coverage is terminated.

Where can my tenants go to file a claim?

All claims can be filed online at msgppclaims.com.

What does replacement cost mean?

We settle claims at replacement cost, not “cash value.” That means you will receive the amount needed to replace the lost or damaged item.

Why do facilities require tenants to provide “proof of insurance”?

Tenants need storage unit protection for the same reason they need homeowners insurance, as things can go wrong. Insurance or protection plans protect the tenant against floods, fires, and break-ins and are for lease compliance.

Tenants that use their homeowner’s declaration as proof of coverage usually come with limitations for “off-premise” coverage, meaning the coverage can either not cover their property “off-premise” or they impose a 10% limitation of the policy’s personal property limit. On top of that, there is an out-of-pocket deductible when the unexpected happens. Remember, their insurance usually reimburses only for the “cash value” at the time of the loss, which is insufficient to replace it. If “off-premises” is listed as a limitation on their declaration page, you must tell them that their policy does not cover their household property in off-site storage. You are doing them a favor by offering our protection plan!
